To charge, or not to charge: for services in commercial properties07 October 2024
We have extensive expertise advising landlord investors, developers, private and professional landlords including major institutions, offshore investors, housing associations and property companies on all types of real estate asset.
We also act as longstanding advisers to high profile corporate and business occupiers. The breadth of our experience gives us a clear understanding of the different viewpoints and objectives of the key stakeholders in this field. For investors, we understand that hands-on asset management is vital to preserving valuation performance and maximising opportunities to increase value, not least by keeping an asset “sale ready” at all times.
We have long standing relationships with our clients and, in many cases, work with them throughout the lifetime of an asset. By getting to know our clients and their specific properties, we identify the commercial issues and drivers that are important and relevant to them. This allows us to provide flexible and practical solutions that are consistent with the value at stake. Client feedback demonstrates our commitment to speed of service, communication and proactively and effectively driving our instructions forward.
Over the last decade landlords in many sectors have placed increasing weight on developing strong relationships with their tenant customers and we are conscious of our role in establishing and maintaining those relationships. Our landlord and tenant experts have extensive experience in all aspects of landlord based asset management which includes, granting new leases and renewals, re-gearing lease terms, extensions and refurbishments, service charges, statutory compliance, licences, lease breaks, disrepair and dilapidations, insolvency, rent reviews and all forms of breach related dispute work.
For residential landlords, we understand how the laws governing short term tenancies are evolving and the potential financial and reputational effects on landlords who fail to maintain or manage their tenanted properties correctly. Our experience acting for landlords serves our tenant clients well: we understand the commercial points that landlords are unlikely to be prepared to concede, allowing us to concentrate on negotiations that are worth pursuing. Where disputes arise, our landlord and tenant dispute team provide practical, effective solutions to the problem at hand. With early engagement and working closely with the rest of the landlord and tenant team our dispute lawyers aim to avoid an issue becoming a dispute in the first place. If that is not possible, we work swiftly and expediently to resolve it.
