On 25 June 2025, the long-awaited Awaab's Law Regulations were formally introduced as The Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025 (the Regulations). These Regulations are due to come into force on 27 October 2025.

These Regulations will be familiar to anyone who reviewed the Government's Consultation, which ran from 9 January 2024 to 5 March 2024.

Key Requirements in the Draft Guidance

The Draft Guidance confirms the following obligations for Registered providers of social housing:

  1. Emergency works must be investigated and remedied within 24 hours.
  2. Significant hazards must be investigated within 10 working days of becoming aware of them.
  3. A written summary of findings must be shared with the tenant within 3 working days of the conclusion of the investigation.
  4. Remedial safety works must begin within 5 working days of the investigation concluding.
  5. Where repair works cannot be begun within that time, the works must begin as soon as possible, and in any event within 12 weeks.
  6. Works must be satisfactorily completed within a reasonable time period.
  7. If the above timescales cannot be met, tenants must be decanted.
  8. Landlords must keep the tenants updated throughout the process and provide information on how to keep safe.
