Advising on regeneration projects is an integral part of the work of our real estate teams and as a firm one of our core practice areas. Our real estate team has been involved in major town centre renewals and is particularly experienced in advising public sector clients. The firm's local government practice is a leader in its sector and results in our participating in an exceptionally large number of local authority led regeneration schemes. Our public sector clients are often at the forefront of regeneration initiatives, particularly in relation to corridors zoned for urban renewal and own sizeable land and buildings classified as brownfield. As a result we are fortunate that these longstanding client relationships have enabled our team to gain in depth and wide ranging experience of regeneration led commercial property work which is now an ever increasing part of our real estate development practice.

We also advise many private sector participants in regeneration projects including developers and funders. We recognise that regeneration requires expertise in multiple disciplines and our property team works closely with colleagues in related sectors, such as construction where we have recognised leadership and have developed innovative partnering and procurement documents used in the construction industry. Our market leading Housing practice allows us to genuinely add value. Expertise in areas such as affordable housing and knowledge of effective legal structures for mixed use schemes is a key requirement in modern urban renewal. Our team has been at the cutting edge of housing regeneration and is the recognised leader in this field with extensive experience in developing new models and structures for the industry and an enviable track record as lead adviser on successfully delivered housing and mixed use projects.

Our expertise enables us to provide the full range of commercial property skills required to advise on any regeneration scheme from start to finish. We are often engaged at the early procurement and bidding part of a project and continue to advise throughout the more intensive negotiations phase leading up to financial and legal completion. We work with clients through the lifetime of a scheme whether under a traditional development agreement or other form of contract. Our emphasis is on quality legal advice led by senior and experienced practitioners with a thorough knowledge of the diverse and sometimes conflicting objectives of the participants as well as other stakeholders whose "buy-in" is often a prerequisite to delivery. We will provide an integrated and seamless service conferring with colleagues from other disciplines as necessary.
