Residential property

A well informed and approachable team with the experience necessary to advise on all aspects of real estate

Few City of London firms of our size and capabilities provide a residential real estate service; fewer still have lawyers who specialise in the sector.  We do because we recognise the continuing and growing importance of the residential sector to the real estate industry and the need to provide specialist advice in this often complex area of the law.

Investors and developers are increasingly aware of the opportunities that residential real estate has to offer, and the significant returns that can be achieved.  The demand for the best residential properties is often considerable.  We provide guidance and legal advice throughout the whole process of residential sale and purchase and act for developers, investors and occupiers whether of freehold or leasehold property.

We understand that sellers need to assess quickly the best offer and the one most likely to proceed.  We are proactive, facilitating the transaction and enabling it to proceed in the most efficient manner. We also understand the pressures that a competitive market puts on buyers and we act quickly to secure the deal while at the same time carrying out appropriate due diligence to ensure a good and marketable title.

We also specialise in landlord and tenant law relating to enfranchisement, lease extension and rights of first refusal under the Landlord and Tenant Act 1987.  The legislation governing this area is complex and contains many traps for the unwary which can lead to financial loss and even criminal liability.  Our specialist lawyers not only have considerable experience in these areas but have also helped to formulate the law through membership of the Lord Chancellor's Consultation Group and various cross-sector working parties on leasehold reform.  Developers, investors or occupiers involved with residential leasehold property, possibly as part of a mixed use building or development, need to be aware of the key provisions of the legislation.  We offer the specialist advice that is essential to anyone involved with this area of residential real estate.
