Trowers & Hamlins advise Ryhurst on £30 million health PFI deal with Sir Robert McAlpine

Trowers & Hamlins have advised a joint consortium of Ryhurst and Sir Robert McAlpine  on the new £30m hospital and health centre project on West Dyke Road in Redcar.


The Department of Health gave the green light to the joint consortium of Ryhurst and Sir Robert McAlpine to build the facility back in November and now, after all the final negotiations and formalities have been completed, the long-awaited building work can begin.  The project is significant for parties, as it is Ryhurst’s first contract win in the north east and the first Community Hospital that Sir Robert McAlpine has developed in this region.
The groundworks are due to begin on the site within three weeks with an anticipated build completion date of November 2009, with the facility open to patients in January 2010, following a brief commissioning period.


In a joint statement Ryhurst and Sir Robert McAlpine said "The team from Ryhurst and Sir Robert McAlpine has been working hard since being selected as preferred bidder in November to ensure that we will fully meet the expectations of the Trust for these excellent new facilities.  Now we are looking forward to moving into the construction phase and to delivering a new hospital and health facility of which the whole community can feel proud".


The facility will reprovide services currently run in Stead Primary Care Hospital (PCH) in Kirkleatham Street as well as accommodate the four GP practices currently housed in Redcar Health Centre on Coatham Road.  Additional services will also be located in the new facility.  These include an outpatient department, day theatre and endoscopy, a minor injuries unit, an X-Ray and ultrasound department (including 'docking' facilities for other types of scanners), a physiotherapy and hydrotherapy department and a day hospital.


The current Stead PCH is three Victorian houses linked together by prefabricated corridors and deemed not fit for the purpose of delivering 21st Century healthcare. Redcar Health Centre was not designed to take the number of patients it does today and the cramped surgery conditions will be alleviated in the new facility.


Colin McLeod, Chief Executive of Redcar and Cleveland PCT, said "This is superb news for people living in the Redcar area and the culmination of six years hard work by PCT staff and colleagues. This exciting new development will provide an expanded range of high quality services from a state of the art facility to thousands of patients."


Mark Adams, Project Director for Redcar and Cleveland PCT, added "I’m delighted that we have reached this point.  It has taken a great deal of effort and commitment from many people within the PCT and the consortium to get us to this stage.  We will continue working together to ensure that we are able to deliver world class services from world class facilities in Redcar and Cleveland."
